This guide is for households and businesses comparing solar loans, EMI, total repayment and subsidy timing.
Cash, bank loan or vendor finance
Cash avoids interest but uses savings upfront. A bank loan spreads the cost and can preserve emergency funds. Vendor-arranged finance can be convenient, though you still need to identify the actual lender, rate, fees and recovery terms.
The PM Surya Ghar portal can show participating loan products and links with Jan Samarth. A product appearing in a scheme flow does not mean every applicant is approved or that it is the cheapest option for you.
Compare total rupees, not the headline rate
| Item | Question to ask |
|---|---|
| Interest | Is the rate fixed or linked to an external benchmark? |
| Tenure | How many EMIs and what total interest? |
| Fees | Processing, documentation, insurance or inspection? |
| Prepayment | Can you close early without a charge? |
| Security | Is collateral, margin money or a guarantor required? |
| Disbursal | When is the vendor paid and against which milestone? |
Ask for the annual percentage rate or an equivalent total-cost statement. Compare the same loan amount and tenure across lenders. Use our loan EMI calculator to see the year-by-year repayment schedule for any offer.
Plan the subsidy timing
Central assistance is processed after installation, required documents and DISCOM approval. Under the published guidelines, if a scheme-linked loan is used, CFA can first reduce the outstanding loan and any remainder can go to the consumer account.
Do not promise a vendor or lender a subsidy date you cannot control. Keep enough cash for the payment schedule and any delay or correction.
Test the EMI against conservative savings
Use a lower generation case and keep fixed electricity charges in the budget. Solar savings vary by season while the EMI does not. A battery can make the loan much larger without a matching rise in bill savings.
Before borrowing, calculate the EMI, total repayment and how a rate increase would affect a floating loan. Keep the quote, loan agreement, cancellation terms and equipment ownership clear. Use our calculator for the energy case, then compare it with the lender’s written repayment schedule.
How a rooftop solar loan works
A rooftop solar loan pays for some or all of the project while you repay the lender in monthly instalments. A registered PM Surya Ghar application does not guarantee credit. The lender can check income, repayment history, account conduct, age, ownership and project documents. Ask for the final sanction letter before planning around an EMI.
Common requests include identity and address proof, electricity bill, property or roof-use proof, income documents, bank statements, vendor quote and portal application details. The exact list depends on the lender and borrower type.
Under the RBI Priority Sector Lending Directions, bank loans for renewable energy can qualify within stated limits. For individual households, the listed limit is ₹10 lakh per borrower. Priority sector classification does not set your interest rate or guarantee approval.
As one lender example, the SBI PM Surya Ghar loan page publishes a 5.75% floating rate for loans up to ₹2 lakh and 7.90% for loans above ₹2 lakh up to ₹6 lakh in its scheme table. Rates and eligibility can change, so check the lender’s page and sanction letter before applying.
Turn the loan offer into total rupees
Suppose you borrow ₹1.50 lakh for five years at 7 percent a year on a reducing balance. The EMI is about ₹2,970 and total repayment is about ₹1.78 lakh before any fee or insurance. A small rate or tenure change can move both numbers.
Ask the lender for its official repayment schedule. Check whether interest starts at sanction, vendor disbursal or another date. Also ask whether the subsidy reduces principal and whether the EMI changes or the tenure shortens after that credit.
Check what happens when the project or subsidy is delayed
The vendor may expect payment before the subsidy reaches the loan account. The DISCOM can ask for a correction before commissioning. Build room for these timing gaps and do not assume an official processing target covers the whole project.
Read floating-rate reset terms, late fees, prepayment charges, insurance and equipment ownership. Confirm whether the lender pays the vendor in one amount or against milestones. Keep enough control to hold payment when equipment or work does not match the contract.
Reject requests to pay a loan agent’s personal account. Verify the lender, sanction letter and disbursal details through official channels.
Commercial solar uses a different finance case
Businesses cannot use the household CFA. They can compare cash purchase, term loan, equipment lease, rooftop rent, RESCO power purchase and open access structures. Tax treatment, GST, demand charges and contract risk need professional advice for the specific entity. See our accelerated depreciation guide for the 40% write-off rate and who can actually claim it.
A RESCO can reduce upfront capital because another party owns the plant and sells power under contract. Read tariff escalation, minimum purchase, roof access, maintenance, termination and change-in-law terms. A low first-year tariff is not enough to judge a long agreement.
Common questions
Does PM Surya Ghar provide a free solar loan?
No. The scheme can connect eligible applicants with financing options, but a loan has lender terms, approval checks, interest and repayment obligations.
Should the subsidy reduce my loan?
The guidelines describe CFA transfer to the loan account when scheme-linked finance is used, up to the outstanding amount. Confirm the exact flow with the portal and lender before signing.
Which bank gives the best solar loan?
Rates and approval rules change. Compare official offers for the same amount and tenure, including fees, insurance, floating-rate terms, prepayment and total repayment.
Can I get a solar loan without collateral?
Some PM Surya Ghar linked home products are described as collateral-free up to stated limits. The lender still applies credit and document checks.
What documents are needed for a rooftop solar loan?
Lenders commonly ask for identity, address, electricity bill, income and bank records, property or roof-use proof, vendor quote and scheme application details.
Does the bank pay the solar vendor directly?
Many products disburse to the vendor, sometimes against project stages. Confirm the schedule and your right to approve work before disbursal.
Can a business get a PM Surya Ghar loan?
Household scheme-linked products are for eligible residential projects. A business should compare normal renewable energy or equipment finance and contractual models.
What CIBIL score is needed for a solar loan?
There is no single scheme-wide score. Each lender applies its own credit policy and can check repayment history, income, account conduct and documents. Ask the lender for current eligibility before paying a vendor.
